Between April 2026 and the end of 2027, almost every big grocery and anchor storefront at Los Gatos Boulevard and Blossom Hill Road changes hands, and the Nob Hill building has no next tenant announced. Whole Foods has already moved up the block into a much larger building. Nob Hill Foods is leaving after nearly 56 years. Club Studio has taken over the old Rite Aid at Cornerstone, and a San Francisco grocer is lined up for the old Whole Foods space next door.
The boulevard is being re-leased for a bigger nearby population. Each new tenant is betting on more frequent visits and a longer day. Farther up the road at the North 40, the operators say outright that they're planning for new housing and a hospital expansion that haven't fully arrived yet.
The order of moves, so far
Here's the sequence by date, because the timing matters for your weekly shopping:
- April 15, 2026: Whole Foods opens its relocated store at 15650 Los Gatos Blvd.
- May 20, 2026: Harmonie Park Development announces Mentone and Manresa Bread for The Junction at the North 40.
- August 2026: Raley's confirms Nob Hill won't renew its Los Gatos lease, and Gus's Community Market signs for Cornerstone.
- Early September 2026: Club Studio starts serving members in the former Rite Aid.
- November 14, 2026: Club Studio holds its public grand opening.
- June 2027: Nob Hill's expected closing, according to SFGate.
- 2027, month not announced: Gus's opens at Cornerstone.
The last two lines are the ones to watch. No one has said whether Gus's opens before Nob Hill closes or after.
Whole Foods went bigger and moved up the block
The new Whole Foods covers 43,130 square feet and is open 8 a.m. to 10 p.m. every day. Whole Foods' opening announcement lists a coffee and juice bar with seating, specialty cheese, seafood and meat counters, prepared foods, a bakery, local wines and beers, and more than 2,000 products from California suppliers. The seating and the coffee bar make it a place to stay a while, which the old Cornerstone store wasn't built for.
The building sits on a former Chevrolet dealership site developed by Sand Hill Property Company, next to the Tesla sales and service center and north of the old store, the Los Gatan reported in April. That put it directly across Los Gatos-Almaden Road from Nob Hill. The two stores faced each other for about four months before Nob Hill's decision came out. The Los Gatan's August report opened by calling it "The Battle of Blossom Hill grocers has ended before it had much of a chance to heat up."
Cornerstone swapped two longtime tenants for new kinds of visits
The move left Cornerstone Shopping Center with two large vacancies at the same time: the old Whole Foods and the former Rite Aid. Cilker, the Los Gatos asset and property management firm behind the center's plan, filled both. Cilker vice president Mary Egan told the Los Gatan that the new tenants represent "a strategic repositioning of the property."
The first tenant is already open. Club Studio, at 15920 Los Gatos Blvd., describes itself as a cross between a boutique studio and a full athletic club. Its October announcement lists four studio rooms:
- Strength: CS4, a HIIT-style class using treadmills, rowers and SkiErg machines
- Ride: indoor cycling with a weight sequence built in
- Hot Yoga: a heated Sweat+ studio
- Pilates: reformer-based, high-intensity classes
The public grand opening on November 14 will have giveaways and local vendors. A Los Gatos Chamber of Commerce ribbon-cutting is planned before it.
The second tenant is the grocery replacement. Gus's Community Market is a family-owned San Francisco grocer with five stores in the city, including one in the Mission District. It signed for about 18,000 square feet of the former Whole Foods space. This will be its first South Bay store. That footprint is well under half the size of the new Whole Foods. So Cornerstone's next grocer is a smaller specialty store, one block from a big full-line one.
Nob Hill's corner is the open question for 2027
Nob Hill has been at Los Gatos Boulevard and Blossom Hill Road for nearly 56 years. Its lease runs through 2027 and won't be renewed. A Raley's spokesperson told the Los Gatan the decision followed a review of the store's performance and current economic conditions. The company also closed its Mountain View store in May and its Roseville store in January.
That leaves a prominent corner with no announced tenant. Gus's isn't moving into the Nob Hill building. Its lease is for the Cornerstone space one block away. Until someone announces plans for the site, the intersection will have its newest grocery store and its oldest grocery building on opposite corners, and only one of them will be open.
Nearby options outside the intersection haven't changed. Lunardi's is about five blocks north of the new Whole Foods, and a large Safeway sits east of Highway 17 near downtown.
Up at Walker Street, the bet is on people who haven't arrived yet
The reasoning behind the boulevard's new tenants is spelled out most clearly at the North 40. The development's Phase 1 retail area is called The Junction, a nod to the railroads that shaped the town. In May, Harmonie Park Development signed chef David Kinch's Mentone and Manresa Bread, led by head baker Avery Ruzicka. They'll share 7,170 square feet in the Spur Building at Los Gatos Boulevard and Walker Street. The Los Gatan's May report quoted Kinch on what comes next:
"The race has started," he said in a telephone interview Friday, thinking of the hurdles ahead, like hiring an architect and acquiring permits, ahead over the next 19 or so months.
In the same report, Kinch tied the deal to new housing going up along Los Gatos Boulevard and to Good Samaritan Hospital's $1.3 billion expansion nearby. "That's a whole new community that we're tapping into," he said. The plan is to open at 7 a.m. with Manresa Bread and run until about 9:30 or 10 p.m. with Mentone, with "a place for all those medical workers to go."
Those are plans, not a construction schedule. In May, groundbreaking was expected in September, and Kinch was looking at architects, permits and other hurdles over roughly the next 19 months. The Junction's own site still advertises founding leases across a 68,000-square-foot retail and dining space. The town council approved North 40 Phase 2 on January 13, 2026: 450 homes, including 77 affordable units. A bakery that opens at 7 and a restaurant that closes at 10 only make sense with a lot of people living and working within a short drive. Cornerstone's gym and specialty grocer are planned around the same idea of frequent, short visits.
One more sign of how that neighborhood is starting to work: the Los Gatan reported in August that Waymo service had opened to about 100 North 40 residents, with app pickups and drop-offs limited to the North 40 at that point.
Your errand run, through 2027
| Errand | Where it happens now | What's announced | Timing |
|---|---|---|---|
| Big weekly grocery shop | Whole Foods, 15650 Los Gatos Blvd., or Nob Hill | Nob Hill closes | June 2027, per SFGate |
| Specialty grocery at Cornerstone | Space empty since Whole Foods moved | Gus's Community Market, about 18,000 sq ft | 2027, month not set |
| Gym and classes | Club Studio, 15920 Los Gatos Blvd. | Public grand opening | November 14, 2026 |
| Early bakery stop or dinner out at the North 40 | Not open yet | Manresa Bread and Mentone, Spur Building | No opening date; in May 2026, Kinch spoke of hurdles over roughly the next 19 months |
| Nob Hill corner | Nob Hill Foods | No tenant announced | After the 2027 lease ends |
The next firm date on this stretch is Club Studio's November 14 celebration. After that, the dates to watch are Gus's opening month and any announcement for the Nob Hill building. Those two will decide whether this corner has a gap between grocers in 2027.
